Rooms with water supply and drain lines are high-risk zones for hidden moisture. Start by inspecting beneath and behind cabinets, around appliances, and wherever pipes pass through walls or floors. Use your moisture meter liberally in these areas, and shine your UV light near baseboards and cabinet kickplates to look for mineral traces or mold-friendly conditions.

Pay close attention to fixtures and finishes:

  • Under-sink areas for swelling, staining, or delamination
  • Around faucets and drains for cracking or mold at caulk/grout lines
  • Toilet bases and tub surrounds for water staining or soft flooring

In showers and tubs, focus on grout lines and caulk seams—especially at inside corners and transitions. Tile that sounds hollow or feels spongy underfoot may be pulling away from saturated substrate.

Appliance areas like dishwashers, washing machines, and refrigerator water lines are often neglected but can conceal significant leaks. If possible, gently pull appliances forward and inspect the floor and wall behind.

Even a minor drip or pinhole leak can cause major issues over time, so be thorough and document anything suspicious—even if it looks minor.
