Exterior Walkaround & Drainage Conditions

The building’s exterior often reveals the source of interior moisture problems. Begin with the roofline: from the ground, inspect for sagging gutters, missing flashing, or discoloration along the eaves.

Downspouts and grading should meet these basic conditions:

  • Downspouts extend at least 6–10 feet from the foundation
  • Soil slopes away from the structure (minimum 6” drop over 10’)
  • No visible pooling or erosion near foundation walls

Continue along exterior walls:

  • Check siding, trim, and caulk for cracks or separation
  • Look for rotted or swollen areas around doors and windows
  • Confirm weep holes or vents are unblocked
  • Ensure sprinkler heads are aimed away from the home

Use a UV light to scan foundation walls for efflorescence or subtle mineral trails, which may point to capillary moisture intrusion over time.

Exterior observations help explain interior findings and provide preventive insight—so take your time during this walkthrough and record all suspect areas.
