Crawlspaces & Attic (non-occupied areas)

Though unoccupied, these areas often have the most mold due to limited airflow, poor insulation, and unnoticed moisture events. Always wear full PPE in these spaces, including a mask and gloves, and consider using knee pads and a headlamp for safer navigation.

In crawlspaces, inspect the following:

  • Vapor barrier condition and presence of standing water
  • Bottom of joists and subfloor for dark stains or visible mold
  • Insulation edges, plumbing penetrations, and ducts for condensation or decay
  • Foundation vents for blockages or damage

In the attic, key inspection points include:

  • Rafters and roof sheathing for streaking or spotting
  • Insulation for clumping, matting, or signs of wetness
  • Ventilation pathways (soffit, ridge, gable vents) for airflow or blockage
  • Ductwork for condensation or separation

Both of these areas can act as hidden reservoirs for mold and moisture. If anything seems unsafe or difficult to access, do not enter—flag it for professional review.
