A healthy home starts with a dry foundation. Properties that sit below street level or on flat terrain are more likely to suffer from drainage issues. Ideally, the land should slope away from the foundation on all sides to direct water outward, not inward.

Look for signs of erosion, standing water after rain, or moss near the home’s base. These may suggest chronic water intrusion problems. Homes at or above street level on a natural slope have better water runoff and are less prone to foundational moisture accumulation. When possible, avoid properties with visible low points or negative grading.
