- Past water intrusion that has been corrected (e.g., roof repaired, sump pump installed)
- Seller willing to negotiate or remediate before closing
Potential deal killers
- Widespread mold in wall cavities, HVAC systems, or structural wood
- Active moisture problems without a clear source or plan for repair
- Sellers unwilling to disclose, negotiate, or remediate
- No documentation of past remediation or mold clearance
