Some lenders may require remediation before approving a mortgage, especially if mold is documented in the inspection report. In some cases, FHA or VA loans may be denied altogether until the issue is resolved and verified.
Insurance is another concern. Some companies may exclude mold from coverage or deny policies altogether for homes with past mold claims. Others may require documentation of remediation or improvements that reduce future risk (like installing a dehumidifier or drainage system). These issues can delay closing or derail the deal entirely if not anticipated early. Buyers, sellers, and agents all benefit from getting insurance quotes and lender feedback as soon as mold is part of the conversation.
