Mold Remediation Verification: Clearance Testing and Certifications

When mold remediation is completed, it’s not enough to just say the job is done — buyers and lenders often want documentation. That’s where post-remediation verification, or “clearance testing,” comes in. This testing, ideally done by an independent third party, shows whether the cleaned area meets acceptable standards for mold spore levels and cleanliness.

Clearance reports should include sampling data, lab analysis, and a statement confirming the area is dry, visibly clean, and within normal mold levels. Without this kind of proof, even well-intentioned remediation may be questioned during a sale. Sellers should be prepared to present these documents up front, and buyers should request them before closing on a previously remediated property.
