When to Walk Away vs. When to Renegotiate
Not all mold issues warrant walking away, but some do. If mold is widespread, in inaccessible locations, or accompanied by signs of structural rot or chronic water problems, the cost and risk may outweigh the investment. This is especially true if the seller appears unwilling to cooperate or if repairs would delay your timeline significantly.
However, many mold situations are manageable — especially if discovered early and documented professionally. If the home is otherwise a good fit, negotiating a lower price or requesting seller-paid remediation may be a smart path forward. Evaluate the full picture: the extent of damage, the estimated cost of remediation, the seller’s willingness to negotiate, and your personal risk tolerance. Knowing when to walk and when to renegotiate puts you in control of the transaction, not at the mercy of it.
