2.7 What Does the Professional Assessment Tell You?

If your home has already been professionally assessed, the findings should be included in your Leave-or-Stay decision.

The report may identify moisture problems, visible or hidden growth, affected areas, laboratory findings, and conditions that could increase exposure. Just as important, the Indoor Environmental Professional—or IEP—may provide recommendations about occupancy, additional investigation, and precautions during remediation.

You don’t need to interpret every technical detail yourself. The goal of this lesson is to understand the main conclusions, ask the right questions, and determine whether the professional findings support greater caution.

What Does the Professional Assessment Tell You?

A professional assessment may provide information that you could not gather through a simple visual check.

The most important findings are not limited to mold names or test results. Consider the source, activity, extent, and location of the problem—along with the IEP’s professional opinion about continued occupancy.

Start With the IEP’s Conclusions

An Indoor Environmental Professional evaluates buildings for moisture, water damage, suspected microbial growth, and other environmental concerns.

In this course, IEP means Indoor Environmental Professional.

If an IEP has assessed the home, begin with their overall conclusions:

  • Was a moisture source identified?
  • Is the moisture problem active, recurring, or resolved?
  • Was visible or hidden microbial growth found?
  • Which rooms or building systems are affected?
  • How large or widespread is the problem?
  • Is the HVAC system involved?
  • Can the affected area be isolated?
  • Is additional investigation needed?
  • What remediation was recommended?
  • Did the IEP recommend limiting occupancy or temporarily leaving?

The report may contain important details, but the IEP’s explanation can help place those details in context.

Look Beyond a Single Test Result

Environmental testing may be included as part of an assessment.

Depending on the situation, the report may contain:

  • Air-sample results
  • Surface-sample results
  • Dust testing
  • MSQPCR or ERMI results
  • Moisture readings
  • Thermal images
  • Photographs
  • Observations from inside cavities or other concealed areas

These findings should not be treated as a simple pass-or-fail test.

A sample represents the location, material, or period of time in which it was collected. Results may help identify a concern, but they may not show the full source or extent of a problem.

The more useful question is:

What do these results mean when combined with the condition of the home?

Your IEP should help explain whether the results support the other findings, suggest a hidden problem, or indicate that additional investigation is needed.

Location and Extent Matter

Where contamination is found may be as important as what was found.

Greater caution may be appropriate when an assessment identifies a problem in:

  • Bedrooms or other frequently occupied rooms
  • Multiple rooms or areas
  • Walls, ceilings, or floors shared with other spaces
  • An HVAC system or return-air pathway
  • A crawlspace, basement, or attic connected to the home
  • Areas that cannot be effectively isolated
  • Areas requiring significant demolition or removal

A small, clearly defined area that can be isolated may create a different situation than widespread contamination or HVAC involvement.

The IEP should help you understand whether the problem appears localized or may affect other parts of the home.

Molds That May Support Greater Caution

Some molds are associated with long-term water damage. Some are also toxigenic, which means they are capable of producing mycotoxins under certain conditions.

Findings that may deserve added attention include:

  • Stachybotrys chartarum
  • Chaetomium species
  • Fusarium species
  • Aspergillus versicolor group
  • Aspergillus flavus group
  • Certain other Aspergillus and Penicillium species

You do not need to memorize these names or interpret them by yourself.

Finding one of these molds does not prove that mycotoxins were produced, that someone was exposed to a specific toxin, or that the mold caused a particular health condition.

However, active or substantial growth involving a mycotoxin-producing mold may support greater caution—especially when:

  • The moisture problem is ongoing
  • The affected material remains in place
  • Occupied areas are involved
  • The HVAC system may spread particles
  • Multiple areas are affected
  • The contamination cannot be isolated
  • A vulnerable or highly sensitive person lives in the home
  • The IEP believes continued exposure is likely

The finding should be considered as part of the complete assessment—not as a mold name by itself.

Aspergillus and Medically Vulnerable Occupants

Certain Aspergillus species may deserve particular attention when someone has a weakened immune system or serious lung condition.

For example, Aspergillus fumigatus can present an infection concern for some medically vulnerable people. This is different from a concern about mycotoxins.

If Aspergillus is identified and someone in the household is medically vulnerable, discuss the finding with both:

  • The Indoor Environmental Professional
  • The person’s healthcare provider

The IEP can explain the building findings. The healthcare provider can explain how the occupant’s medical condition may affect the decision.

Ask About Continued Occupancy

An assessment report may describe what was found without clearly stating whether the household should remain in the home.

If the answer is unclear, ask the IEP:

  • Do you believe the affected area can be safely isolated?
  • Should anyone avoid particular rooms or areas?
  • Should the HVAC system continue operating?
  • Could normal activity spread material from the affected area?
  • Will further investigation disturb suspected contamination?
  • From an environmental-exposure standpoint, can the home remain occupied during remediation?
  • Should medically vulnerable or sensitive occupants leave sooner?
  • When can the affected area or home be occupied again?

If the IEP recommends reducing exposure or temporarily leaving, that guidance should carry significant weight.

Ask How the Work Will Affect the Home

The IEP can explain the environmental conditions, but the remediation contractor or project manager should explain how the planned work will affect the use of the home.

Ask whether the work will require:

  • Disconnecting the water heater
  • Turning off the water or electricity
  • Disabling or removing HVAC equipment
  • Closing the kitchen or disconnecting major appliances
  • Blocking access to toilets, showers, or entire bathrooms
  • Closing bedrooms or other essential rooms
  • Restricting entrances, hallways, or normal pathways through the home
  • Creating construction noise, dust, odors, or other disruptions
  • Keeping containment in place for an extended period

A home may be manageable from an environmental-exposure standpoint but still be impractical or unsuitable to occupy during the work.

You don’t need to make that complete decision yet. In the next lesson, you’ll combine these practical conditions with the environmental findings and the needs of your household.

What Does This Mean for the Leave-or-Stay Decision?

Professional findings do not always lead to an automatic answer.

However, temporary relocation may deserve stronger consideration when the assessment identifies:

  • Active or recurring moisture
  • Substantial or widespread microbial growth
  • Contamination in multiple areas
  • HVAC involvement
  • Contamination that cannot be isolated
  • Significant hidden damage
  • Mycotoxin-producing or other higher-concern molds associated with ongoing growth
  • Conditions that may be disturbed during investigation or remediation
  • A recommendation from the IEP to reduce exposure or leave temporarily

Less immediate concern may be reasonable when the IEP concludes that the problem is small, clearly defined, isolated, and unlikely to affect occupied areas while it is being corrected.

A professional assessment cannot guarantee that a home is safe for every person. The findings must still be considered alongside the occupants’ health, sensitivity, and individual circumstances.

Professional Findings + IEP Guidance = Stronger Decision Support
