Visual and Moisture Inspections (Room by Room)
After the walkthrough, the IEP will begin a detailed room-by-room inspection. They are trained to notice signs of moisture damage, hidden water entry points, microbial growth, and unusual building conditions that may be contributing to poor indoor air quality.
They’ll be looking for:
- Water staining, warping, or buckling in floors, walls, ceilings, and trim
- Condensation issues, especially around windows, doors, or HVAC vents
- Materials or finishes prone to mold growth (e.g., MDF cabinets, wallpaper, vinyl flooring)
- Any visible mold or discoloration
Moisture meters and infrared (IR) cameras may be used to detect hidden water or temperature irregularities behind walls and under flooring—areas that might not look wet to the eye but still pose a problem.
