Tools Used by the IEP (and What They Do)

A professional mold inspection involves more than just a flashlight and clipboard. Your IEP will use a range of specialized tools designed to detect moisture, airborne particles, and microbial activity—often before visible signs appear.

Common tools include:

  • Moisture meters – Detect elevated moisture in materials like drywall, wood, or flooring
  • Infrared (IR) cameras – Identify cold spots and thermal patterns that may reveal hidden leaks or insulation problems
  • Laser particle counters – Measure the concentration of airborne particles, helping to detect rooms with elevated fine particulate or disturbed dust
  • UV lights (black lights) – Used to identify possible mold residues, pet stains, biological growth, and past water damage that may fluoresce under ultraviolet light
  • Borescopes or cavity cameras – Allow visual access inside walls, ceilings, or enclosed spaces without large demolition
  • HEPA vacuums – May be used to carefully agitate dust or collect surface contamination for evaluation or lab testing

Each of these tools helps the IEP gather data that confirms or rules out specific concerns. When used together with visual clues and your personal history, they help build a clear picture of what’s happening inside the home—and where hidden problems may be lurking.
