Also avoid anyone who is vague about their methods, reluctant to provide clear documentation, or unwilling to explain the results of their assessment.
Another red flag is when a consultant aggressively promotes specific products or services—especially those they sell themselves—without offering alternatives. While some professionals have preferred tools or solutions, their primary goal should be your health and safety, not profit. Any conflicts of interest should be openly disclosed.
Be wary of national marketing companies that subcontract to local consultants. These companies often act as middlemen, taking a cut of the fee while adding no real value. You want to work directly with a local, experienced, and credentialed professional who will personally oversee your assessment. Other red flags include vague or overly technical explanations, high-pressure sales tactics, or rushing through the inspection process.
Red Flags to Watch for When Hiring an IEP

• ❌ Avoids explaining results or recommendations in plain language
• ❌ Uses high-pressure or fear-based sales tactics
• ❌ Aggressively promotes their own products or services without offering alternatives
• ❌ Fails to disclose financial ties to remediation companies or product manufacturers
